We are a brand new community in the Flowery Branch area, and we will take care of everything inside your home! You can expect a beautiful, clean, well-prepared apartment home awaiting for you with state-of-the-art appliances, newly inspected fire safety devices, and everything in perfect working order.
Only if the work order is afterhours and an emergency do you need to be present. If it is a work order during normal office hours; you do not need to be present.
Yes, we do
You can choose one of many options including: contacting the leasing office via phone and one of the team members will gladly put in a maintenance request for you, you can email the property at [email protected], you can also put in a request on your online portal through the resident login on our website or your Rent Cafe login.
If it is during normal office hours, you may come to the leasing office and provide your I.D. and verify some information and we will give you a key to enter into your home. If you get locked out afterhours, we do not provide afterhour lockout service and you will need to contact a locksmith of your choosing. If the locksmith requires you to change the key; you will need to provide a copy of the key to the leasing office.
Yes, parking is available on a first come/first serve basis for all residents and visitors.
We offer several amenities including: state-of-the-art fitness center, saltwater swimming pool, outdoor grills, outdoor fireplace, residential clubroom with an entertaining kitchen, and a coffee bar
The pools are open during the summer months and are open from 9:00 a.m. to 9:00 p.m. Only 2 guests are allowed per resident in any of the amenity areas. Due to COVID there could be restrictions on pool usage, but that is something that will be presented to the residents.

Our stainless steel kitchen appliance package includes: refrigerator, stove, dishwasher and microwave. Washer and Dryer is also included.
Typical approval of an application takes approximately 24-72 hours.
We like to provide the ease of paying your rent online through your online portal via Rent Café. If you would like to make a payment to the office we can accept money orders or personal checks.
Yes, we require $100,000 liability coverage on the apartment home and do recommend getting personal coverage as well.
We offer two options for our residents: AT&T and Charter Spectrum
We completely understand that life happens. If you need to get out of your lease prior to taking possession of the apartment home; it is as simple as canceling the lease. If you are needing to break your lease, you will need to provide us with a 60-day notice in writing, pay one month's rent "cancellation" fee, pay back any concessions you may have received, and pay for any damages at the time of move-out.
We will provide you with a welcome letter outlining all of the items that you will need to set-up prior to taking possession of the apartment home. This includes setting up your electric through Jackson EMC and if you choose to have cable/internet we will provide that information as well. We will set-up your water/sewer and trash services to avoid that pesty deposit and water/sewer will be billed approximately 45-60 days after move-in as this is billed in the rears.
We are part of the Hall County School System and the three schools that service our community are: Martin Elementary School, CW Davis Middle School, and Flowery Branch High School.
If you are coming from Atlanta, please take 85 North towards Greenville. You will then follow the exit signs for 985N and get off on exit 14 (HF Reed). You will take a right off the exit and go through one light. We will be located on the left across the street from Martin Elementary School. If you are traveling South on 985; you will take exit 14 (HF Reed) and take a left off the exit. You will go straight through the intersection at Falcon's Pkwy and you will see our property on the left.
